Crawl Space Encapsulation FAQ
Plain answers to the questions homeowners ask most.
How long does encapsulation take?
It depends on size, drainage and mold work. Ask each bidder for a written schedule; there is no reliable published average.
Does encapsulation stop mold?
It removes the conditions mold needs (high humidity), but existing mold should be treated before sealing, otherwise you trap it in.
Will my homeowners insurance pay?
Usually not. Insurance covers sudden damage, not gradual moisture. Water damage from a burst pipe may be different, so ask your carrier.
Can I do it myself?
A handy owner can lay a vapor barrier. HomeGuide prices 20-mil liner at $720 to $840 per 1,200 sq ft roll, so a 1,500 sq ft space with 3-ft walls needs about two rolls, roughly $1,440 to $1,680 in liner (our estimate from HomeGuide roll prices). Sealing vents, sizing a dehumidifier and installing drainage are harder to get right.
Do I need a dehumidifier?
In humid climates, yes, or a supply of conditioned air from the HVAC system. Without one, a sealed space can still hold moisture.
