Crawl Space Encapsulation Pros

Crawl Space Encapsulation Cost (2026)

Angi puts a typical full encapsulation at $5,000 to $15,000, with an average near $5,500; HomeGuide gives $3,000 to $15,000, or about $3 to $10 per sq ft. A vapor-barrier-only job runs $1,000 to $3,000 (Angi) or $1,200 to $4,000 (HomeGuide). Standing water, mold or structural repairs can push it higher.

Encapsulation isn't one product. It's a bundle: a liner over the dirt floor and up the walls, sealed vents and gaps, and a way to dry the air. Insulation, drainage and repairs are added when needed. That's why published ranges are wide. HomeGuide's 1,500 sq ft estimate runs from $4,500 to $15,000, and both of its major sources price repairs separately because they vary more than anything else.

The prices below come from Angi (articles updated July and October 2026) and HomeGuide (2025–2026). Each row is in our downloadable dataset with its source and date. Where the two disagree, we show both. Use the calculator for your own square footage, then get quotes from independent local crawl space pros, who set the real scope after an inspection ($100–$250 per HomeGuide).

Cross-section of an encapsulated crawl space. A heavy vapor barrier covers the dirt floor with overlapped, taped seams, runs up the inside of the foundation wall to a fastened top edge, and wraps the masonry pier. The foundation vent is sealed shut and the rim joist is sealed with foam. A dehumidifier sits on the liner and drains its condensate into a sump pit at the low spot of the floor.
You're pricing a bundle: the liner on the floor and walls, sealed vents and gaps, and a dehumidifier, plus drainage and repairs when they're needed.

What changes the price

Providers quote their own work — these are the factors that consistently move the number.

  • Size and wall height: per-sq-ft pricing on the floor, plus wall area for the liner.
  • Liner thickness: 20-mil material costs about twice 6-mil ($0.60–$0.70 vs $0.30–$0.35 per sq ft).
  • Water: standing water adds drainage ($800–$3,000) or a sump ($600–$2,500). NC R409 requires a drain or sump at each low spot.
  • Drying method: dehumidifier vs supply-air ducting ($450–$2,000 for ductwork).
  • Repairs and mold: listed separately by both sources. Can exceed the encapsulation itself.
  • Local code and permits: NC requires a permit to close a crawl space regardless of cost. Henrico County, VA lists encapsulation as permit work.
Bar chart: Installed price of each part of the job. Vapor barrier, $1,200–$4,000; Sealing vents and holes, $150–$450; Dehumidifier, $1,000–$3,500; Drainage system, $800–$3,000; Sump pump, $600–$2,500; Insulation, $500–$3,700; Mold remediation, $1,500–$4,000; Cleaning and repairs first, $500–$8,000.

What makes encapsulation quotes differ

Three things drive most of the spread: water (a dry crawl space needs no drainage), access (crews charge more when they work on their sides under 18 inches of clearance) and prep (removing old fiberglass batts, debris and moldy wood before anything new goes in). Ask every bidder to price these separately so you are comparing like with like.

Is crawl space encapsulation worth it?

Encapsulation is worth considering when you have musty odors, sagging or wet insulation, high indoor humidity, pest activity or cold floors. Its main job is keeping moisture away from floor framing.

Energy savings are real but modest, so do not let a salesperson promise that the job pays for itself on utility bills alone. Budget for running costs too: HomeGuide estimates $10 to $30 a month in dehumidifier electricity.

Before anyone comes out

Measure the crawl space footprint (it is roughly your first-floor square footage) and note any standing water, odors or pest signs. Take photos with a flashlight so you can compare what each inspector says.

Questions to ask every crawl space contractor

Liner: What barrier thickness and brand, and does it run up the walls and piers? Will seams be overlapped and taped, and are walls mechanically fastened? How will you handle the vents, rim joist and access door?

Moisture: What size dehumidifier, where does it drain, and who services it? Is drainage included, and how did you decide it is needed? Is mold treatment included or a separate line? Will you remove the old insulation and debris, and where does it go?

Paperwork: Do you need a permit here, and will you pull it? What exactly does the warranty cover, and is it transferable? Can you give me a written, itemized quote? Can I see photos of a finished job of similar size? Are you licensed and insured, and can I see the certificate?

Red flags in a crawl space quote

High-pressure same-day discounts, scare tactics about the house "collapsing", quotes with one lump sum and no line items, and refusal to provide proof of insurance. Get at least three written, itemized local quotes.

Vapor barrier material by thickness

HomeGuide materials-only prices: 6-mil $0.30–$0.35 per sq ft ($360–$420 per 1,200 sq ft roll). 8-mil $0.35–$0.40 ($420–$480 per roll). 10-mil $0.40–$0.50 ($480–$600 per roll). 12-mil $0.50–$0.60 ($600–$720 per roll). 20-mil $0.60–$0.70 ($720–$840 per roll).

Dehumidifier by crawl space size

Angi sizing table: up to 1,500 sq ft needs 30–50 pints/day ($150–$600 unit cost). 1,500–2,500 sq ft needs 50–70 pints ($450–$1,400). 2,500–3,500 sq ft needs 70–120 pints ($1,400–$2,500). 3,500+ sq ft needs 120+ pints ($2,500–$4,000).

Code note: where the IRC dehumidifier option is adopted (Henrico County, VA enforces it under the 2021 VRC), the unit must remove 70 pints/day per 1,000 sq ft. NC R409.5.1 requires at least a 15-pint rated unit.

Repairs found during encapsulation

Angi repair ranges: vents $100–$500. Sealing cracks $200–$1,000. Mold $1,000–$3,500. Water damage $1,000–$10,000. Sagging floor $1,500–$10,000. Waterproofing $1,500–$7,000. Structural $1,500–$16,000. Pest damage $500–$10,000.

Ongoing costs

Dehumidifier electricity $10–$30/month (HomeGuide) or $300–$500/year (Angi). Drainage repair $500–$800 every 5–10 years. Pest control $300–$550/year. Mold inspection $150–$300. Routine crawl space cleaning $150–$300.

How location changes the number

Wake County, NC: Raleigh MSA homes 60.8% crawl space (AHS 2019). RDU July mean dew point 68.7°F. NC R409 permit required.

Johnston County, NC: 48.9% of soil acreage has a water table within 100 cm. County remodel permit $200 + $75/trade.

Franklin County, NC: 97.6 days/yr at or below 32°F at Louisburg (NOAA). NC R409 permit required.

Henrico County, VA: Richmond MSA homes 67.0% crawl space. Encapsulation listed as permit work; 70 pints/1,000 sq ft required.

Chesterfield County, VA: 9.7% of soil acreage high shrink-swell. 2021 VA code; building permit for alterations.

Jefferson County, AL: 56.62 in of rain a year at Birmingham airport. Foundation/Structural Repair permit in unincorporated county.

Frequently Asked Questions

How much does crawl space encapsulation cost in 2026?

Angi's national average is $5,500 (typical $5,000–$15,000). HomeGuide's range is $3,000–$15,000, or $3–$10 per sq ft.

How much is encapsulation per square foot?

$3–$10 per sq ft of crawl space floor (HomeGuide); $2–$4 for basic jobs (Angi).

Why are quotes so different?

Repairs, drainage, liner thickness and the drying method. Ask each pro to itemize them.

Is a vapor barrier cheaper than encapsulation?

Yes: $1,200–$4,000 installed (HomeGuide). But a floor barrier alone doesn't seal vents or dry the air.

Will encapsulation get rid of mold?

EPA says 'the key to mold control is moisture control' and that existing mold should be cleaned up and the water problem fixed. Encapsulation addresses moisture; mold cleanup is quoted separately.
