Crawl Space Mold: Causes, Cleanup and Cost
Mold on crawl space joists: why it grows, when you can clean it yourself, what remediation costs and why it must be treated before encapsulation.
Why mold grows in crawl spaces
Mold needs moisture, and a vented crawl space in a humid climate gets plenty: summer air with a high dew point meets cooler joists and ducts and condenses. EPA says to keep indoor humidity below 60% and ideally between 30% and 50%, and to dry water-damaged materials within 24 to 48 hours (EPA, A Brief Guide to Mold, Moisture and Your Home).
Signs to look for
- White, gray, green or black spots on joists, subfloor or sill plates.
- A musty smell in the house, worst in summer or after rain.
- Fiberglass insulation sagging, wet or falling out between joists.
- Condensation dripping from ducts or pipes.
- Soft or darkened wood at the rim joist.
Can you clean it yourself?
EPA says that if the moldy area is less than about 10 sq ft, roughly a 3 ft by 3 ft patch, a homeowner can usually handle it. Most crawl space growth covers far more than that, and working on your back in a tight space makes it harder. Larger jobs are worth a professional, and any wood that is soft or crumbling needs repair, not cleaning.
What remediation costs
HomeGuide puts crawl space mold remediation at $1,500 to $4,000, and Angi lists $1,000 to $3,500 when it is added to an encapsulation. Cleaning without fixing the moisture source only buys time, so plan the moisture fix at the same time.
Treat first, then seal
Encapsulating over active mold traps it. Remove or treat the growth, dry the wood, then seal the vents, lay the liner and install a dehumidifier or conditioned air. See the cost breakdown and our state guides for North Carolina, Virginia and Alabama.
