Water in Your Crawl Space: What to Do

Standing water in a crawl space after rain or a leak: the first steps, how to find the source, drainage and sump costs, and when permits apply.

First steps

Shut off power to any equipment in the crawl space that is in or near water. If a pipe burst, close the main water valve. Pump out standing water and get air moving; EPA says to dry water-damaged materials within 24 to 48 hours to prevent mold (EPA, A Brief Guide to Mold, Moisture and Your Home).

Find the source

  • Rain: water appears after storms, often from gutters, downspouts or ground sloping toward the house.
  • Groundwater: water seeps up through the floor in wet seasons where the water table is shallow.
  • Plumbing: a leaking supply line, drain or water heater.
  • Condensation: wet ducts and pipes in humid weather, with no standing water.

Drainage and sump costs

HomeGuide prices a crawl space drainage system at $800 to $3,000 and interior drainage with a sump at $4,000 to $12,000. Fix gutters and grading first; they cost far less and may solve rain-driven water on their own.

Permits

Some jurisdictions permit sump pumps and drainage separately. Henrico County, Virginia, requires a permit for a sump pump (Henrico County Permit Center, permit-required list), and in North Carolina converting to a closed crawl space needs a permit regardless of cost (NC OSFM interpretation 106.1 (Dec 11, 2025)). Check the county pages in our North Carolina, Virginia and Alabama guides.

Before you encapsulate

Never lay a liner over a wet floor without fixing the water. Once the space stays dry through a few storms, sealing and drying it protects the framing. See the cost breakdown and the hiring checklist.
